How It
Works The
building's Central Station is interrogated remotely by telephone once
each month by the computers at OSC/Intellimeter's Billing
Service. The metering information stored in the Central Station is
retreived and processed, and invoices are generated and mailed to the
tenants. The building's master meter may also be read at this time
and a master invoice generated for the building's owner.

The Utility
Bill The
easy-to-read invoices show:

service dates
- beginning and ending readings
- the difference between the readings (usage during the
period)
- the cost per unit of measurement

Service charges,
demand charges, and common-area charges can also be applied where
applicable. Bills can be generated immediately after the meters are
read, which can be any day of the month designated by management. The
billing statement can be based on:

flat rates charged per unit of measurement
- block rates, reflecting various rates for different levels of
consumption
- time-of-use rates, based on when utility is used
- after-hour rates, charging only for usage after normal
business hours

Management Billing
Options Rents and maintenance fees can be incorporated into the utility
bills at the option of the building's management. Also, management
can elect to receive the individual tenants' monthly billing
statements to include with other monthly building service charges.

buildings already using computerized property management procedures,
the Intellimeter Billing Center can supply PC-compatible disks
instead of bills and statements.

Management Summary
Reports Each month, management receives a report from the Billing Center
detailing total costs and charges, a summary of each
tenant's invoice, and common-area meter readings. The reports also
show changes in tenants, changes in rents and fees, and required
interim readings.

& Assistance Programs The Intellimeter Billing Center will send a
qualified representative to provide a complete orientation program.
This comprehensive program explains the benefits of submetering, and
provides a detailed description of how the Intellimeter System
works. Programs are available for tenants and building management
alike.
